Terms and Conditions

Last updated: October 16, 2026

These Terms and Conditions (“Terms”) govern your access to and use of the My Time to Explore website, applications, and related services (collectively, the “Platform”). By creating an account, listing a property, requesting or confirming a booking, or otherwise using the Platform, you agree to these Terms.

1. Acceptance of these Terms

If you do not agree to these Terms, do not use the Platform. If you use the Platform on behalf of a company or other entity, you represent that you have authority to bind that entity, and “you” includes that entity.

Additional terms may apply to specific features (for example, referral programs, promotions, or payout methods). Those terms are incorporated by reference when you use those features.

2. Our role as a marketplace

My Time to Explore is an online marketplace that connects people who offer vacation rentals and related stays (“Hosts”) with people who seek to book those stays (“Guests” or “Renters”). Except where we expressly state otherwise, we are not a party to the rental contract between Host and Guest. We do not own, manage, operate, or control the listed properties, and we do not provide lodging services.

Hosts are independent of My Time to Explore. Any agreement for a stay is solely between the Host and the Guest. We may facilitate discovery, messaging, payments, and related tools, but we do not guarantee the quality, safety, legality, or suitability of any listing, Host, Guest, or stay.

3. Accounts and eligibility

You must provide accurate account information and keep it up to date. You are responsible for safeguarding your login credentials and for all activity under your account. Notify us promptly if you suspect unauthorized access.

You must be at least the age of majority in your jurisdiction (and in any case at least 18) to create an account or enter a binding booking. You may not use the Platform if we have previously suspended or terminated your account for cause.

4. Listings and hosting

When you list a property, you represent and warrant that:

  • you have all rights and authority needed to offer the property and accept bookings;
  • your listing description, photos, amenities, pricing, house rules, availability, and cancellation policy are accurate and not misleading;
  • the property complies with applicable laws, including zoning, lodging, tourism, safety, and tax rules in the property’s location; and
  • you will honor confirmed bookings according to the listing terms shown at the time of booking, subject to these Terms and any lawful cancellation rights.

We may remove, hide, or require changes to listings that violate these Terms, applicable law, or our policies, or that we reasonably believe create risk for users or the Platform.

5. Bookings, payments, and fees

A booking request or confirmation through the Platform creates a direct contractual relationship between Host and Guest for that stay. Payment processing may be handled by third-party payment providers. You authorize us and our payment partners to charge the payment method you provide for amounts due, including stay price, fees, taxes collected through the Platform (if any), and permitted adjustments.

Platform service or booking fees, referral amounts, and similar charges are disclosed in the booking or host flow where applicable. Fees may change for future bookings. Currency conversion, card-issuer fees, and bank charges may apply and are your responsibility unless we state otherwise.

Hosts are responsible for receiving payouts only to accounts they control and for providing accurate payout details. We are not responsible for delays or losses caused by incorrect banking or payout information, payment-provider holds, or force majeure events.

6. Cancellations and refunds

Cancellation and refund outcomes are governed by the Host’s cancellation policy displayed for the listing at booking, these Terms, and any applicable consumer laws that cannot be waived. Where a policy provides for a full, partial, or no refund, that policy controls unless we are required by law to do otherwise, or we determine in good faith that a booking should be cancelled for safety, fraud, or listing integrity reasons.

Hosts who cancel confirmed bookings without a valid reason may face penalties, including listing penalties, account limits, or removal from the Platform. Guests who cancel outside the refund window may forfeit amounts as stated in the applicable policy.

7. Guest responsibilities

As a Guest, you agree to:

  • use the property only for lawful, short-term stay purposes and in line with house rules and local law;
  • treat the property and neighbors with respect, and leave the property in the condition required by the Host;
  • be responsible for damage, theft, or excessive mess caused by you or your invitees, to the extent permitted by law;
  • provide accurate guest counts and information needed for the stay; and
  • obtain and maintain any personal travel, medical, liability, or other insurance you need for your trip (see Section 9).

8. Host responsibilities

As a Host, you agree to:

  • provide the property substantially as described, in a reasonably safe and habitable condition for the booked dates;
  • communicate promptly about check-in, access, and material issues;
  • comply with all laws applicable to short-term rentals and to the collection and remittance of taxes on your income or lodging;
  • not discriminate unlawfully against Guests; and
  • obtain and maintain appropriate insurance for your property and rental activity (see Section 9).

9. Insurance

The Platform is not an insurer, insurance broker, or insurance agent. We do not sell, underwrite, or provide property insurance, liability insurance, guest damage protection, travel insurance, medical insurance, or any other insurance product in connection with listings, bookings, or stays arranged through the Platform.

Hosts are solely responsible for obtaining and maintaining all insurance coverage they need for their property, belongings, rental operations, and liability to renters, invitees, neighbors, and others. This includes, without limitation, landlord or homeowner policies suitable for short-term rentals, liability coverage, and any coverage required by law, mortgage, HOA, or lease. Hosts should confirm with their insurer that short-term rental use is covered.

Renters / Guests are solely responsible for obtaining and maintaining their own insurance for their trip and personal risk, including travel insurance, trip cancellation or interruption coverage, personal liability coverage, medical coverage, and coverage for personal belongings. Guests should not assume that a Host’s policy, or any Platform feature, protects them.

Any loss, damage, injury, claim, or dispute arising from a stay, listing, or booking is between the Host and Guest (and their insurers), except to the limited extent these Terms or applicable law impose obligations on My Time to Explore. You release My Time to Explore from claims related to the absence of Platform-provided insurance and from claims that should be covered by insurance you were responsible for obtaining.

10. Prohibited activities

You may not:

  • use the Platform for fraud, money laundering, illegal lodging, or other unlawful activity;
  • scrape, harvest, or misuse Platform data, or interfere with Platform security or performance;
  • create fake listings, fake reviews, or misleading availability;
  • circumvent fees, booking flows, or safety features in a way that violates these Terms;
  • harass, threaten, or discriminate against other users; or
  • use the Platform to book parties or events where prohibited by the listing or by law, or to exceed occupancy limits.

11. Content, reviews, and communications

You retain ownership of content you submit (such as listing text, photos, and reviews), and you grant My Time to Explore a worldwide, non-exclusive, royalty-free license to host, display, reproduce, and distribute that content as needed to operate and promote the Platform. You represent that you have the rights to grant this license and that your content does not infringe others’ rights.

Reviews must reflect genuine stays and must not be fake, paid for in a deceptive way, or used to extort other users. Messaging tools are for booking-related communication; do not use them to spam or solicit off-platform payments in violation of these Terms.

12. Taxes

Hosts are responsible for determining and fulfilling their own tax obligations related to rental income, lodging taxes, VAT/GST, and similar charges, except where the Platform expressly collects and remits a specific tax on your behalf. Guests are responsible for any taxes presented as part of their booking total and for personal tax obligations related to their travel.

13. Disclaimers and limitation of liability

THE PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, MY TIME TO EXPLORE DISCLAIMS ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT LISTINGS ARE ACCURATE, THAT STAYS WILL BE UNINTERRUPTED OR SAFE, OR THAT THE PLATFORM WILL BE ERROR-FREE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, MY TIME TO EXPLORE AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATED TO THESE TERMS OR YOUR USE OF THE PLATFORM, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE PLATFORM IS LIMITED TO THE GREATER OF (A) THE AMOUNT OF PLATFORM FEES YOU PAID TO US IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS (US $100).

Some jurisdictions do not allow certain limitations; in those cases, the limitations apply to the fullest extent permitted.

14. Indemnification

You agree to defend, indemnify, and hold harmless My Time to Explore and its officers, directors, employees, and agents from and against claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of the Platform; (b) your listings, stays, or conduct; (c) your breach of these Terms; (d) your violation of law or third-party rights; or (e) disputes between Hosts and Guests, including insurance-related disputes.

15. Suspension and termination

You may stop using the Platform at any time. We may suspend or terminate access, remove content, or cancel bookings when we reasonably believe it is necessary to protect users, comply with law, investigate fraud or abuse, or enforce these Terms. Provisions that by their nature should survive (including insurance disclaimers, liability limits, and indemnity) will survive termination.

16. Disputes and governing law

These Terms are governed by the laws applicable to My Time to Explore’s principal place of business, without regard to conflict of law rules, except where mandatory consumer protection laws of your country of residence require otherwise.

Before filing a claim, you agree to contact us and attempt to resolve the dispute informally. If a dispute cannot be resolved, courts or arbitration forums with jurisdiction over our principal place of business may hear the claim, unless applicable law gives you the right to bring proceedings in your home jurisdiction.

17. Changes to these Terms

We may update these Terms from time to time. The “Last updated” date at the top will change when we do. Continued use of the Platform after changes become effective constitutes acceptance of the revised Terms, except where applicable law requires additional consent.

18. Contact

Questions about these Terms may be sent through our support channels or the contact options published on the Platform.

Returning to the homepage does not waive any rights or obligations under these Terms.
